Very disappointing. We signed up for a manatee/dolphin tour. In 4 hours, we saw one manatee and 3-4 dolphins. Pluses: our captain was very nice, the boat was very clean and the weather was beautiful. Negatives: the boat was uncomfortable (barely room for 2 people to sit) especially for a 4 hour trip, it was relatively expensive and only one manatee sighting (and this is the right season). Maybe they do better on fishing trips which is fine but I do not recommend them for manatee and dolphin trips.

I love love love this company. I used Yachtfish for the first time last year as a way to start a new family tradition when my uncle visits me. Second year now, and obviously many more to come, I couldn't be more pleased.. I can't say enough great things about how friendly the owner Matt is and he had an excellent deck mate, Evan, who went above and beyond. Matt, what an excellent shark fishing guide he is - truly talented, awesome people. Thanks for having us and we obviously will be back again and again!

We had such a fun time! We took 2 boats out for a 'retirement fishing day' and it was a blast. Both of our Captains were incredibly friendly and helpful, although I think Scotty, our Captain, took us to the best fishing spots! We caught a ton of fish and just really enjoyed the day. We'll definitely use Yachtfish again in the future! Keep up the good work!

St. Pete business park sells for $27.2 million

A South Florida-based real estate management firm recently acquired a six-building business campus in North St. Petersburg for $27.2 million.

Basis Industrial , headquartered in Boca Raton, purchased the Pinellas Business Center from Boston-based Taurus Investment Holdings . The deal closed Aug. 29.

The sprawling campus features 206,275 square feet of flex space suitable for office or industrial uses. Joe Chick, an associate with CBRE , the world’s largest commercial real estate services and investment firm, was one of three brokers who represented Taurus in the transaction.

“We’re seeing investors still gravitate to the Tampa Bay area and want to buy assets,” Chick told the Catalyst . “There’s a reason for that. They’re buying because they think demand is going to fill vacancies.”

The Pinellas Business Center opened in 1986 at the intersection of Roosevelt Boulevard and 9 th St. North in St. Petersburg’s Gateway area. Taurus bought the property for $19.9 million in 2021 and launched a $3 million façade renovation project the following year.

According to an announcement, Basis plans to replace and repair all HVAC units, reseal the asphalt, upgrade landscaping and improve roofs. The property was 93% leased at the time of the sale.

“Basis has been aggressively buying these industrial-flex outfits throughout the State of Florida and, quite frankly, the Sun Belt,” Chick said. “They already have a significant presence here in Tampa Bay, and this was an exceptional opportunity for them to add an additional 200,000 square feet to their existing portfolio.”

Basis now holds 650,000 square feet of commercial property in the Tampa Bay metro area. The company’s plan is to reach a million by the end of 2024.

In a prepared statement, Anthony Scavo, managing partner at Basis, said the firm is achieving its growth and expansion goals while “others are in wait-and-see mode.”

“This complex portfolio acquisition further reflects Basis’ ability to outperform and grow in this tough economic environment,” Scavo added. “This was a tough transaction in a tough market, but we got it done.”

Many of the companies operating from the campus have a laboratory component.

Chick noted the facility has several spaces designed to accommodate laboratories. Existing tenants include Sensidyne, Leidos, and Currant Health Florida.

Chick said Pinellas has one of the state’s highest concentrations of advanced manufacturing companies. Demand for facilities that accommodate those operations remains strong, and CBRE marketed the business center to a “small audience of investors rather than going wide with the asset.”

Jeff McFadden, managing director for Taurus, called the Pinellas Business Center a “great addition” that “performed at a high level.” He said selling to Basis was a logical decision.

Taurus sold a 15-building business campus outside of Orlando to Basis for over $42 million in 2023. Chick credited the local property’s visibility on Roosevelt Boulevard and connectivity to Tampa.

“From Basis’ perspective, there was some vacancy there … and that’s a value-add opportunity for them to lease that available space,” Chick said. “No tenant currently at the property has any plans to vacate. They’re all going to remain in place.”

In addition to laboratories, Chick said the unleased space is suitable for traditional manufacturing, service contractors and offices. “That’s the beauty of the flex business park setting,” he added. “You cater to a lot of different potential users.”

Basis officials announced they closed on two commercial properties in Dallas and Houston on the same day as the Pinellas Business Center. The company acquired over one million square feet of space Aug. 29.

Chick said the local acquisition underscores regional demand. CoStar Analytics recently reported that Tampa Bay, at 6.7 million square feet, led the state in office leasing activity over the past year. Miami was the next closest market, at 5.3 million.

Why St. Petersburg’s favorite Facebook group turned against its founder

After fleeing an abusive partner at the beginning of the pandemic, Juliet Taylor lived alone in a rat-infested St. Petersburg motel room. Looking for connection, she turned to the I Love St. Pete Facebook group.

“It was something to make you feel good,” said Taylor, 58. “And then when I needed a little bit of help, I just asked if anybody knew if there were food pantries that delivered.”

The group’s founder, Stan Arthur, created a Facebook fundraiser for Taylor titled “Food TODAY for a Disabled St. Pete Woman” in August 2020. Soon after, he came over with some bags of groceries. A few months later, when Taylor asked for $300 to pay for the motel room, Arthur sent it.

Negative comments on one of her posts prompted Taylor to interact less with the I Love St. Pete group ― until this August, when she received a message from someone in a new Facebook group called Cancel Stan Arthur & ILSP. The person asked if Taylor knew how much Arthur had raised in her name back in 2020. Since the money was collected via a public fundraiser, Taylor could see the full amount in a screenshot: $1,625.

“That could have gotten us out of that shithole at the time,” Taylor said. “It’s disheartening. It’s going to be hard to trust organizations again.”

The I Love St. Pete Facebook group is like an online city within a real one. Over 198,000 members — nearly the population of Tallahassee — use the group to make friends, share news and promote local businesses. For Taylor and many others, the wholesome community they once loved has soured.

In recent weeks, an online mutiny formed against Arthur. Former members of the group he founded accuse him of bullying, discriminating against LGBTQ+ events and abusing the goodwill fostered in I Love St. Pete. Their biggest issue, they say: He’s not transparent about what happens to the money members of his group have raised over the years.

Arthur told the Tampa Bay Times via Facebook messenger that “money came in over a couple of weeks” during that initial fundraiser for Taylor and “Juliet got what she asked for both times.” He acknowledged that he raised more money for Taylor than she received, saying that he spread some of the money from various fundraisers, including hers, to others in need. He gave $2,000, for instance, to one woman for surgery.

“Money started coming in fast and furious in the beginning. Freaked me out,” he wrote.

Taylor is not the only one uncomfortable with Arthur and the way he collected money within the group.

As of Sept. 6, nearly 2,000 former members had joined the new Facebook group, run by an anonymous user with the intent of exposing potential wrongdoing in I Love St. Pete. If you ask Arthur, the members of this spinoff community are the real problem. He doesn’t think he’s done anything wrong.

“They have no facts,” he wrote to the Times in a Facebook message. “They have no information. It’s [a] completely made up conspiracy theory.”

Arthur told the Times he had been thinking about walking away for a while. But by Aug. 20, after days of turmoil within the group, Arthur stepped down from running I Love St. Pete.

The chaos was just ramping up.

The rise of I Love St. Pete

Arthur, 66, is a filmmaker and musician who rocks a goatee and long hair like The Dude from “The Big Lebowski.” Since creating the I Love St. Pete page in 2009, he’s become something of a local celebrity. News stations like WTSP-Ch. 10 and Bay News 9 have featured Arthur and his group in various segments.

“We require people are civil and kind to each another,” Arthur told Bay News 9 during an “Everyday Hero” feature in 2021. “There’s no profanity. There’s no politics. There’s no conflict allowed in the group.”

But Arthur was not afraid to remove posts or block people he disagreed with.

“He will often say, ‘It’s my way or the highway. This is my house. You’re the guest in my house,’” said former member Ester Venouziou.

Arthur said he banned 10 to 15 people a day before he stepped down.

“There’s a lot of other people who are used to other Facebook groups that are run like the Wild West,” Arthur said during a phone interview with the Times. “The group is constantly under attack from spammers and scammers.”

And then there are the ventures that go beyond just moderating a community Facebook group. In 2019, Arthur founded the I Love St. Pete Key Tag Program, through which he charged local businesses a fee to advertise. Some of the businesses who paid into the program said it boosted their sales, sometimes around 20% .

Arthur said his partner revamped the program, now called the I Love St. Pete Merchant Rewards Program. It has about 250 active members, according to Arthur, though more than 1,900 have signed up over the years, he said. Arthur declined to name his partner.

“If you were to post about your business every day for 30 days in my former group, tens of thousands of people would see it. We get 1.5 million page views every month,” Arthur wrote to the Times. “Try buying a billboard on Central Avenue for $25 for 30 days. Chances are, far more people are going to engage with an ILSP post then they will with a billboard.”

A couple years ago, he started the I Love St. Pete Emergency Relief Fund, which he has used to collect donations within the Facebook group. The fund achieved nonprofit status in 2021.

“We started the charity because of COVID,” Arthur told the Times. “People in the group were begging for help and the group had grown to about 50,000 so I figured we could make something happen. And we did.”

I Love St. Pete once brought people together, Venouziou said. But she felt the energy shift after money started being exchanged.

Venouziou, founder of LocalShops1, became a paid advertiser in I Love St. Pete in 2020. Venouziou saw positive results, and said she continued to advertise until Arthur deleted her posts promoting Gulfport Pride and Halloween on Central.

“LGBTQIA is about alternative sexual preference,” he wrote to her in a Facebook message. “Many people are having that shoved down their throats through the media these days … That’s not me. I’m not doing that.”

Arthur told the Times that he deleted Pride-related content from the group “because of the huge amount of negative comments we had on each and every post.”

Venouziou said Arthur kicked her out of the merchant program, sent her a prorated refund and blocked her from the group.

“It’s like he’s got a godlike complex,” she said. “And maybe he started with good intentions. … All of the sudden he thinks he’s king of the world.”

Financial questions swirl

The community started to unravel in early August. A member of I Love St. Pete posted in the group looking for video production services. Several people tagged local video marketer Chris Hollywood in the comments.

Arthur messaged Hollywood privately, saying “If you would like to continue using my Facebook group as a way of getting new business for yourself, you’re going to have to join my advertising partner program.” Shortly after that, he blocked Hollywood.

Widely-shared screenshots of the exchange, posted on Hollywood’s personal page, inspired an anonymous user to create the Cancel Stan Arthur & ILSP group.

“They have nothing,” Arthur wrote in one message to the Times. “This is all based on a Gen zeer who got us feelings hurt when I dismissed him from the group [unceremoniously]. Was I rude? So what if I was?”

As screenshots and speculation started to pour into the new group, people who had received donation money via Arthur’s nonprofit started to question the integrity of the fund.

One of those people is Andrew Hartog. In April, he posted a link to his GoFundMe page in I Love St. Pete. His baby was suffering from complications related to a birth defect, and he hoped to raise $5,000 for surgery. Hartog said Arthur messaged him to say GoFundMe links were not allowed in the Facebook group, and Hartog instead could apply to the I Love St. Pete Emergency Relief Fund.

Throughout the month of May, Arthur solicited donations for Hartog’s family through a series of posts. He wired $6,800 to Hartog via PayPal on June 1.

“I didn’t think twice about it,” Hartog said. “I didn’t question it. We were extremely grateful.”

Hartog later saw posts on Facebook that made him wonder about the money, including the fact that earlier this year, the Internal Revenue Service revoked the St. Pete Emergency Relief Fund’s nonprofit, or 501(c)(3), status. Arthur conceded it was because the required tax forms were not filed for the past three years.

Arthur posted in I Love St. Pete on Aug. 17 to apologize for the “recent drama concerning the 501(c)(3) status of the I Love St. Pete Emergency Relief Fund.” He said he assumed his tax attorney would file the forms, and assured members he would be submitting the overdue paperwork.

Hartog wondered where exactly the money he received came from, and if he received the full amount donated. According to Arthur, Hartog received all the money raised in his child’s name.

In Facebook comments, Arthur has said the advertising fee he collected from the merchant reward program was “donated to our 501c3 charity, the I Love St. Pete Emergency Relief Fund, and is tax deductible.” Screenshots show this wording was previously on the merchant program website, but has since been deleted.

Hartog thought he should be entitled to some of the advertising money raised in May, since his child was the featured relief fund recipient that month. He also didn’t trust Arthur that $6,800 was the amount raised. While some of Arthur’s first fundraisers in the group were conducted on Facebook, where the running total is visible, the money donated later through the official relief fund was never public.

“People pay me to advertise. That’s my money,” Arthur told the Times over the phone. “I donate that money back to the fund by way of putting it into a separate checking account.”

He said half the money in that checking account goes to his partner’s nonprofit, with another portion covering business expenses. He insists he gave Hartog the full amount donated through the fundraiser.

MaryAnne Benedict also thinks Arthur exploits people in need to raise money.

Her sister, Tina Denz, made the choice to live under the Dick Misener Bridge with her partner in 2021. Benedict helped her apply for health insurance through Pinellas County. The next thing she knew, her sister was in a video with Arthur on the I Love St. Pete page. Before the relief fund’s website was taken down recently, her story was listed as an example of the program’s positive impact.

“Tina was living in a tent at a makeshift campsite under a bridge with her life partner,” it read. “She needed food, hygiene supplies and life-saving medication. She contacted us. We took her shopping and met all her immediate needs as well as working to get her enrolled in a program for free medication going forward.”

Arthur told the Times that Denz reached out to him, and then he took her to Walmart to shop for supplies. He said after the shopping trip, he recorded himself talking about what he had done for the couple, but did not include them in the video.

Benedict worried that the video Arthur posted exposed Denz’s vulnerable location. She also said Arthur only showed up once to help her sister, who died from cancer last September at the age of 43.

“He did a video. He took them to the store. Never to be seen again. That’s what my problem is,” she said. “My sister’s already been taken care of. My sister’s already got medications and this person is doing videos just to get people to donate money.”

After she confronted Arthur online, he blocked her.

Taylor, the woman he collected donations for back in 2020, joined the chorus of voices recently posting about their negative experiences with Arthur. In response, Arthur posted screenshots of their entire chat history in the Cancel Stan Arthur & ILSP group — including the full address of the motel where she once hid from her abuser.

“He knew I was in hiding, and he’s blowing me up,” she said.

Taylor is no longer a member of I Love St. Pete. The last time she looked, she didn’t see “anything but advertisements.”

“He did a really good thing at the beginning, but I think with all that money coming, things went a different way,” she said. “I think he had really good intentions to start off with. At least, I hope I’m right about that.”

An online investigation

In the perceived absence of transparency from the original group and its founder, the members of Cancel Stan Arthur & ILSP have started conducting their own investigation. Their findings — and demands to Arthur — have been chronicled in an 83-page public letter posted on Aug. 27. Arthur responded to the letter with his own 17-minute YouTube video .

Some believe Arthur donated money from the emergency fund to another nonprofit called 13 Lives . Others think the Facebook profile of Gloria Sanchez, one of the current administrators listed for I Love St. Pete and the “care Supervisor” of the St. Pete Rewards Program, is fake. (Members reverse-searched Sanchez’s profile picture and traced it to a LinkedIn profile for an employee at SUNY Upstate Medical University.)

Sanchez did not respond to a Times reporter’s contact attempts via Facebook. When asked about Sanchez, Arthur said “they will not talk to you.”

Arthur told the Times that his charity has been dissolved. Meanwhile, the merchant reward program is still up and running, and advertisements for photography services, moving companies and nail techs flow steadily on I Love St. Pete. The Times attempted to contact administrators of the page. Only one responded, then blocked the Times reporter before the response could be viewed.

The Cancel Stan Arthur & ILSP Facebook group’s description urges members to “stay on task and on topic,” noting “this isn’t a free-for-all witch hunt about Stan’s friends and family.”

Arthur’s sister-in-law, Julie Pflaumer Allen, said some have taken it too far, though. Members posted screenshots of a pending real estate transaction involving Arthur’s wife, Carren, who recently bought a home in North Carolina. Carren and Stan Arthur moved to Bryson City, North Carolina, 14 months ago, where he ran his Facebook group from afar.

“They are now targeting the real estate agent that my sister is purchasing the house from ... Someone got into my sister’s Facebook page,” Allen said. “This is completely out of control and affects innocent people.”

What will happen to I Love St. Pete? Members of the offshoot group hope to revive the positivity that once flowed through the community. And there’s no shortage of other local Facebook groups. Since 2014, Venouziou has run “We Love Tampa Bay, Florida.” There are now about 22,500 members.

“It’s heavily moderated to avoid spam from all of the air duct cleaners,” she said.

Other communities include “I REALLY Love St. Pete,” “I Really Really Love St. Pete,” “I Love St. Pete 2.0″ and “St. Pete Loves Me.”

Arthur won’t be running another group anytime soon, though. Nearly a month after the backlash began, he deleted his personal Facebook account.

St. Pete Beach leaders to consider 12-month development moratorium

ST PETE BEACH, Fla. — After another shift among elected officials in St. Pete Beach, the city is poised to discuss putting a 12-month moratorium on development during a scheduled meeting Monday night.

During a city commission meeting on Tuesday, Aug. 27, the board voted to fire the city attorney and agreed to hear from both land use attorneys and city staff about what a building moratorium would entail.

According to Mayor Aidan Petrila, the moratorium would be so the city could make changes to its comprehensive plan. Petrila says he wants to hold town hall meetings, workshops, and survey the city’s roughly 9,000  residents on their thoughts regarding what height and density requirements should be for future development .

“One of the things that they wanted was for us to reopen the comprehensive plan,” he explained. “They wanted to have community involvement, they want to have a say in what the future of our town looks like for the next 10, 20, 50 years from now so we can determine what is right for the residents in this town and the people who live here.”

Petrila first proposed a building moratorium when he was sworn in as mayor in early 2023, but the effort failed to get any traction among fellow commissioners.

Since then, four commissioners stepped  down due to changes in the state's financial disclosure requirements . The group was replaced with four new commissioners, two of which only held the spot for eight months. 

District 1 Commissioner Karen Marriott voiced in the late August meeting that she was skeptical of a possible development moratorium, with the city already facing a number of lawsuits.

"From a legal aspect is it defensible to essentially say, 'We don't want the hotels to do anything but anybody else can?’” she said, “Because I think that's what we're getting at."

While the city will hear reports on the repercussions of a potential development moratorium during Monday’s meeting, Petrila says the whole process could take place 60-90 days to reach a final vote.
