1. Choose the right time to visit Greece

Greece’s holiday season is quite long starting in May and finishing in mid-October. If you visit before or after these months, there aren’t so many people around especially on the more popular islands. Mykonos for example doesn’t have many visitors in May so the nightlife isn’t as vibrant than in July or August. If, however you love relaxing in the sun and prefer a quieter vacation, avoid these two months.

2. Take the weather into consideration when planning your holiday

Always check the weather when you decide to take a yacht charter holiday in Greece. It’s usually warm in the early and late season although the sea temperature is a little cooler in early summer. December brings colder weather and cold waters so swimming is out unless you don’t mind being a bit on the chilly side. This month late in the year on the other hand is a good time if you wish to see the culture and history of Greece as it’s fairly quiet. Most yacht owners and charterers prefer to visit the Greek Islands between May and early October, so expect busier times when choosing to sail during these two months.

3. Pack a large suitcase

With around 2,000 Greek islands to choose from it’s a good idea to do a little research about the island or islands you intend visiting - see above. There are historical islands, islands that are sophisticated and islands that are totally uninhabited. You won’t need a huge suitcase of clothes if you’re going to an island that’s underpopulated and you just plan to swim, sunbathe or eat on board your superyacht. All you will need are shorts, T-Shirts and swimming costumes.

However, if you decide to visit islands such as Rhodes, Paros or Mykonos you may need a large suitcase. Dining out in smart restaurants, dancing the night away in clubs or wanting to be part of the jet set means you will probably want many changes of wardrobe. Pack luggage accordingly, taking casual along with elegant clothes to suit all occasions.

4. Throw away the guide book

A guide book isn’t really that necessary if you’re heading to the Aegean Sea on a superyacht charter. Islands in this region are close together and there’s plenty of information elsewhere. With so much info on so many places, it’s an impossible task to read it all so maybe a short summary is the best bet about each place you intend to visit.

Get a general idea of accessibility to certain islands, make sure you can moor in the dock and find out the size of the port. Do a little homework about the nightlife, attractions and the types of beaches to expect. You can then work out an itinerary of the island you prefer to spend time on and where to go, as well as what to see once you’re there.

The Charter Season & Climate

Like most of the Mediterranean, the Greece yacht chartering season generally runs from April to the end of October. The summer season in July and August is the hottest and tends to have strong Meltemi winds blowing frequently. This is also the high season as far as numbers go. The best time to charter a yacht is probably either of the shoulder seasons (April-May and September-October), each side of the main summer season, as the temperatures are the most comfortable, the wind lighter (yet reliable) and the onshore tourists have yet to arrive or have just left in their largest numbers.

Dear Josh, I was just about to write you one word "WOW!!!"Thank you very very much! Your recommendation is now becoming a brand :-) I can now blindly trust your advice :-) I loved the boat. It is in excellent condition. It is rather big, but cozy. We had all the chances for interactive sailing and for the discreet leisure time. We hardly ever went anywhere out of the upper deck, because it was so lovely! The master bedroom was perfect. The idea with two bathrooms is great! I loved the crew. Everyone was welcoming, ready to help and in general they were very pleasant people! Especially the captain and his senior assistant Tasos. We felt as if we were hosted by the family of old friends. Despite the short trip, they shown us lovely places to swim, advised on the island hiking, entertained us with the tender/toys. Food. Majestic! It was the first try for the new chef on Gitana. And he exceeded any expectation! Quality, quantity, the table service ...were impeccable. Your wines arrangement worked very well too! Sailing. We had just two chances to open full sails. But it was great! Otherwise the motor was perfectly sufficient. The boat was remarkably stable while on the go. So, our last minute booking turned out to be a fantastic adventure! For those looking to rent a motor yacht  in Greece, you’ll find a wide range to choose from. 

The most common type of motor yacht you can hire in Greece is a yacht with a planing hull. Stylish, sporty and speedy, they’re great for zipping between islands quickly and ensuring you get the most out of your itinerary. If you’re looking to spend most of your time on land or splashing in the sea, a yacht with a planing hull is the top choice for you. 

You’ll also find a superb selection of displacement and semi-displacement superyachts at your disposal (pictured above). These are typically larger and more stable at anchor, with more onboard space for facilities and amenities such as gyms, movie theaters and wellness suites. They’re ideal if you’re chartering with a large group, particularly one that includes children.

Sailing Yacht Charters in Greece

Greece is a playground for sailing yacht rentals , with plenty of yachts available throughout summer. A combination of light winds, clear skies and plenty of anchorages create great sailing conditions across all the islands.

The most popular destinations for sailing charters are typically Corfu, Kefalonia , and the Sporades Islands . Other destinations are equally desirable, including the Cyclades and the Dodecanese islands - but be aware that these areas typically encounter more winds. This means it might be more challenging to drop anchor, and you will have to consider spending more nights in port.

Gulet Yacht Charters in Greece

A gulet is a traditionally Turkish-built sailing yacht made out of wood. They are usually two or three-masted and are typically much larger than your average sailing yacht.   Luxury gulet yacht charters  in Greece are very appealing alternatives to both sailing and motor yacht charter. While they usually rely on their motor underway, they are very fuel-efficient and don't require a lot of fuel to get from point A to point B. They have displacement hulls which make them very stable and seaworthy, and typically offer lots of volume and open-plan living spaces.

Greek gulet yachts also tend to be cheaper than other types of charter as they sometimes offer all-inclusive or semi-inclusive packages, meaning you don’t need to worry about additional expenses such as food and drink. They also normally include a standard number of cruising hours per day.  Plus, their crew are often local to the region that they cruise in, meaning they can double as tour guides and have a lot of expertise and valuable insight into the area.

But be aware- many gulets are Turkish-flagged, meaning they will need to hold a Greek charter license to start or finish a charter in Greece. 

How Much Does it Cost to Charter a Yacht in Greece?

The price of a Greece yacht charter vacation varies depending on a number of factors, including the type of yacht, the age of the yacht, and the month in which you choose to charter. 

• A Greece motor yacht rental can range from $33,000 to $1.8m per week plus expenses
• A sailing yacht charter in Greece averages from $27,200 to $559k weekly plus expenses

In Greece, VAT on a yacht charter is charged at 24% and is based on the value of the yacht. However, this figure can be reduced if the yacht meets specific criteria. 

The three tax brackets are as follows; 

• VAT at full 24%: applies to charters that take place in Greek waters without exiting to non-EU or International waters (Staying within the six nautical miles limit)
• VAT at 24%: with a deduction option for time spent outside of EU waters or in international waters. 
• Discounted at 50% (VAT 12%):for yachts that spend a minimum of 60 % of charter time/days outside of territorial waters. (Territorial waters are considered: six nautical miles from the mainland and six nautical miles from the territorial waters of an island). This also applies to yachts charters commencing outside EU territory and that remain outside for more than 60% of the chartered days and end their charter in Greece.

When is the Best Time for Greek Yacht Charters?

The best time for Greek yacht rentals is between July and August, but warm weather typically extends well into September and even May in certain destinations. The peak of the charter season is usually July, although August historically has the hottest temperatures. 

Between June and August, you can expect highs of 85 - 90 degrees Fahrenheit (26 - 32 degrees Celsius) in Athens, with even hotter temperatures recorded further south.

Where Should I Begin My Greece Yacht Charter?

By far the most common embarkation point for a  Greece yacht rental vacation is Athens . Around 90% of the Greek charter fleet has a homeport in Athens, and there are numerous luxury marinas that cater to superyachts.

However, for those looking to charter around the Ionian Islands in destinations like Corfu , Cephalonia and Zakynthos , you may wish to begin your charter closer to your desired destination. 

It is possible to begin or end your charter elsewhere in Greece. However, you may have to consider the cost of repositioning as the fleet is mostly based out of Athens. 

If you want to meet the yacht elsewhere – for example, Santorini, Mykonos –  you can expect to pay a hefty repositioning fee. It’s generally more economical to begin your Greek yacht charter in Athens and spend the day cruising to your desired start point, enjoying your yacht to the fullest, and soaking up the scenery as you travel underway.

Where to Find a Yacht Slip in Greece

Around the main yachting hubs of Greece, you’ll find plenty of marinas that cater to a variety of yachts of different sizes. However, be aware that Greece doesn’t have as many big marinas as destinations such as the South of France or Italy , and demand for slips can be very high in peak season.

Most itineraries for yachts around Greece begin in Athens because around 90% of the charter fleet in Greece has a homeport in Athens. Therefore, the yachts are usually based in the country’s capital, and you will most likely have to pay a repositioning fee if you’d like to begin elsewhere in Greece.

A Greek yacht charter license is a special permit that allows yachts to begin and end a yacht charter in Greece. Not all yachts hold a Greek charter license, so you will need to speak to your charter broker for more information about starting and finishing a charter in Greek waters.

You could start a yacht charter in Mykonos, but you will most likely have to pay a hefty repositioning fee as most yachts have their homeport in Athens. To get the most out of your yacht charter, it’s usually best to begin in Athens and spend the night underway to reach Mykonos.

The most popular destinations for sailing vacations in Greece are the Ionian Islands. However, great sailing conditions exist across the country, and other popular hotspots include the Dodecanese Islands, the Sporades Islands and the Saronic Islands. 

The standard Value Added Tax (VAT) is 24%, and it is calculated based on the value of the yacht. The VAT can be reduced in certain circumstances; read our guide above.

The Cyclades Islands of Santorini, Mykonos, Paros and Naxos are great for exploring on a luxury yacht charter during summer. The best times to visit are between June and September when you can expect long days and warm sea temperatures. Most yachts are based in Athens. The majority of the crewed charter Greece departs from Athens to the Cyclades and the Saronic Gulf. Despite the Cyclades being the most inquired location because of the attractive islands of Mykonos and Santorini, a little research can go a long way for private yacht charters Greece. Firstly, the iconic islands are quite crowded in the peak months and even the limitation of the crew ship numbers hasn’t significantly brought down the visitor numbers to the key islands. The strong Meltemi winds make the journey from Athens a subject of elements, inquire about actually starting in Mykonos and Santorini . As the availability is subject to previous charter ending nearby or ideally in your preferred location, it is advisable to hold the purchase of airline tickets until a boat is secured.

The distances between Greek islands are quite considerable, a crewed motor yacht charter from Athens to Cyclades cruising at 12 knots usually does day hops of 3-4 hours, the time increases for catamarans cruising at ca 6 knots  to 4-6 hours. For this reason, many charters, especially involving first time charters, visit the Saronic Gulf – Hydra, Spetses, Poros. It is possible to cross from the Saronic Gulf to the Cyclades, which is usually done when Meltemi changes the plans of yachts from Athens.

The third most popular crewed charter destination in Greece is the Ionian Sea. The fleet of permanent yachts, especially catamarans, is limited. I want to see Santorini and Mykonos, my tickets are purchased for fixed dates three months from now in August and I need to start and finish in Athens, chartering a catamaran.

This is one of the most common inquiries, and one of the hardest to fulfill. Why?

• Time to charter – with 3 months to charter, your best options are long gone. Ideally book 9-12 months before the charter
• Flights vs Charter Location – with the distance between Athens and Santorini being 150 miles, the itinerary might not be possible due to weather, especially if we want to do Mykonos as well. Ideally, you’ll want to fly to Mykonos or Santorini or at least not plan fixed date island activities.
• Fixed dates- One day up or down can completely change the offer of yachts available – you might need just that one that already has another charter booked for the day before you’re planning to return. It is a great idea to have your charter booked before you purchase your tickets.
• Catamaran and long distances – as someone who does Athens – Santorini fairly regularly, it’s a great sail – for sport sailing. You’re on the open Aegean Sea and hiding behind islands is possible but further increases the distance – count 24 hours of sail one way and divide among the days of charter (24 hours x 2 ways / 7 days = 7 hours of sailing per day with a catamaran). Not a pleasurable experience.
• Time of year – Santorini in August is equivalent to Times Square on New Year’s Eve. It can be a fantastic place if you have the correct expectations. There are 6,000 islands in Greece – plenty of alternatives for high end restaurants, history, Greek cuisine and peaceful or more popular places. Notice places like Milos and Lefkada are being increasingly crowded as well.
• Despite all the above – inquire. We’re well connected with local providers in all areas and are able to provide non-public offers or creatively fulfill your requirements.

3 WAYS TO CHARTER A YACHT

We provide a selection of three charter options: Bareboat Charters , Skippered Charters , and Crewed Charters . Opting for a Bareboat Charter means you have the freedom to captain the yacht yourself, requiring only a valid International Certificate of Competence (ICC). If you don't possess an ICC or simply prefer to sit back and relax, you have the option to have one of our experienced skippers join your journey, taking the helm for you. We collaborate with a network of highly skilled, multilingual professionals who are eager to come on board.

It's worth noting that some of our larger catamarans and motor yachts are exclusively available as Crewed Charters. With this option, a dedicated crew of at least two individuals, typically a skipper and a hostess or cook, will cater to your every need, ensuring a truly indulgent experience for you and your guests.

After all, learning how to sail is easy. Depending on crew eagerness, our skipper will not only show how to navigate but will also provide firsthand knowledge of the Greek island destinations.

Our skippers are hospitable, friendly, discrete and knowledgeable about every destination and you will discuss together your preferences and plan your route. Choosing a skippered yacht charter, you also hire the skipper who will take care of the yacht for you and will ensure that you get the most out of your sailing holidays in Greece. When you select from our yachts for rent, keep in mind that you have to provide a cabin or berth in cabin for your skipper as he is obliged to sleep on board. Apart from the skipper’s fee, you have to also provide his meals either from the meals you prepare on board or at an eating place ashore. The skipper’s fee, regardless of the season and the people on board, is €140 to €190 depending on the yacht rental. You may wish to hire also a cook/hostess. The fee per day is generally 10 euro less than the skipper’s and you need to provide berth and meals as for the skipper. The running expenses for a skippered yacht charter are just like those of a bareboat charter (fuel, gas, water, meals, port/marina fees, etc.), plus the costs for the hired crew as above. Although some of our yacht rentals are offered only skippered (yacht charter prices include skipper’s fee), you may choose any of our bareboat charter yachts fitting your needs and let us know if you wish to have a skipper (select the check-box on the form of the yacht rental booking request).

Looming over the city skyline, are the majestic columns of the Parthenon on Acropolis hill - one the most important architectural monuments in the world. Nearby are many musuems and the Plaka area, a charming pedestrian tourist area with many traditional restaurants, bars and unique shops.

See the famous Temple of Aphaia (490 BC) on a 1.5-hour round-trip hike or explore the quaint little village and have coffee overlooking the bay. Aegina boasts the best pistachio nuts in the world and they can be found in the local shops.

When viewed from seaward, Poros is one of the most beautiful towns in Greece – arriving is a great photo opportunity. Wander streets lined with Mediterranean bougainvillea, jasmine, cactus, fig and cypress trees on the way to the clock tower to see panoramic views of the sun setting over the majestic Peloponnese Mountains.

Wander the cobbled streets and Venetian laneways of this famous historic and cosmopolitan port. Visit art galleries and shop for local handicrafts, exquisite clothing and jewelry. A 30-minute coastal walk or ten-minute water taxi ride leads to the rustic Miramare hotel and charming Mandraki beach or hike up to Profitis Ilias Monastery which is an incredible 2-hour hike up overlooking Hydra town.

Take a stroll along the boardwalk to see the Greek caiques (traditional boats) being hand made in their cradles. Then explore Admiral Bouboulina's fascinating 18th century mansion museum and tour bustling Spetses town.

Visit the largest ancient amphitheatre in Greece. Epidaurous with its 14,000-seat capacity is a spectacular example of ancient architecture and only a 20- minute taxi from the harbor.

Enjoy an afternoon swim in crystal clear waters, snorkel or paddle to shore then crawl into the natural thermal hot tub on the beach of Kolona Bay. The volcanic heated water is 38 degrees Celsius.

Loutra, Kythnos

Explore this charming beachfront town with many cafes and tavernas. Enjoy a soak in the hot thermal waters on the beach as they cascade from under sacred church ground.

Kleftiko Bay, Milos

Arrive at uninhabited Kleftiko bay then swim or snorkel in translucent waters. For a surreal experience, take a kayak through a maze of breathtaking caves admiring the surrounding white cliffs - some as high as 100m.

Visit the spectacular volcanic creek of Sarakiniko and hike around the deep grotto of Papafraga. Later in the day see the charming fishing village of Madrakia and the ancient, Hellenistic amphitheatre at Tripiti where the statue of the Venus de Milos was found. Other sites include the geological museum near the harbor.

Maintains a traditional charm and depth beyond the tourist cover. The landscape changes its hue with the light and shapes of rugged landscapes combined with carved shapes of white buildings cascading down the hillsides. In the old port town of Livadi, memories of olden days appear, while at the hilltop town of Hora the cosmopolitan town square has something for everyone with restaurants and small bars.

Platy Yialos, Sifnos is one of the best kept secrets of this rural Cycladic island. The harbour is only 6 years old and not listed in most cruising guides, so most sailors pass right by! The small modern harbour offers good protection from most weather, and there are fine restaurants and specialty stores along the beautiful beach and promenade.

Folegandros

At the tiny rustic port of Folegandros a bus ride takes you up to to see the magical hilltop 'Chora' village, with incredible drop-off views of the coastline and Cycladic islands. Enjoy a sunset cocktail at one of the local hotels followed by a nice traditional taverna meal.

Explore the many wonders of Ios, including Homer's tomb where the famous writer of the Greek odyssey is entombed following a shipwreck. Drive along the coast of Ios and stop for a swim at either Manganari or Filoportas beach, two of the best beaches in the Aegean, or take some time to explore the early Cycladic civilization archaeological site - awarded a UNESCO award for the best archaeological site in Europe.

Santorini is the most breathtaking of all the Greek islands. The island is what remains of a huge volcanic cataclysm in 1500BC that left a collapsed six-mile round crater. Must see historic sites are the entombed Minoan town of Akrotiri and the hilltop settlement of ancient Thira that dates from 900BC. The UNESCO heritage town of Oia is the most beautiful place to stay and is famous for the sunsets. Santorini is well known for its fine wine and wine tasting is enjoyed at many vineyards.

In the tiny fishing cove of Skinoussa there is room to dock a few yachts on the pier and a few in the tiny bay. What is special about this little known island, is the lovely beach across from the yachts, the tiny 'Chora' hilltop town of 147 inhabitants and a fabulous restaurant.

Visit the 4th-century Panagia Ekatontapyliani (Our Lady of a Hundred Doors). The oldest remaining Byzantine church in Greece has exceptional architecture, religious icons and an exquisite marble baptismal chamber. Wander the bougainvillea-fringed streets and check out a maze of shops offering fashion, jewelry and local handicrafts.

The most important archaeological and religious site of ancient Greece, Delos remains in an excellent state of preservation. Wander through an amphitheatre, stadium, private palaces and Roman baths, finishing your exploration with a climb up sacred Mount Kythnos for a divine panoramic view of the Cycladic Islands.

Arriving by yacht into Syros is an impressive experience, and stepping off the yacht to visit both the Catholic and Greek Orthodox cathedrals, on their respective hills, is unique in Greece and offers a great view back down to the harbour. Ermoupolis is a highlight for photographers as the Venetian architecture, piaza and colorful pastel buildings is like Amalfi Italy.

From the yacht and busy cruise ship port take a bus or taxi to explore the labyrinth of white buildings ending by the windmills of Mykonos town ideal for people watching. Enjoy shopping, dining and the busiest nightlife in Greece.

Discover the little known island of Kea and the quaint harbor of Vourkari, walk around the bay to find the deserted ruins of a 3000 BC pre-historic settlement. A swim at a beautiful beach five minutes walk from the boats is a delightful way to relax before sunset.

Athens Boarding Location

Athens: kalamaki alimos marina.

Athens International airport is at Spata, a 45-60 minute taxi ride from the marina and central Athens. Saturday is best spent visiting Athens sites before coming to the marina and boarding. If you arrive early at the marina on boarding day, bags can be left with your owner/operator but you will not officially be able to board until 17:00. If you arrive early, explore the marina, shop at the Marionopolis supermarket (1 block west of the marina on Poseidonos Blvd along the beach) or have a drink or light lunch at Skipper’s or Kitchen Bar.

Airport to downtown: Yellow taxis can be found lined up at the airport. Taxis take 45 minutes to 1 hour to get downtown based on traffic. It costs approximately 50-60 Euros one-way per taxi. They are smaller European vehicles and only have room for three passengers and baggage. Drivers may charge a baggage fee that is approx. Euro 3.

Downtown Athens to the Kalamaki Alimos Marina: It takes 15-20 minutes and costs approx. 20 Euros per car one-way. Do not get out of your taxi at the marina until you have identified your meeting point, as it is a big marina.

Airport to downtown: Bus number X95 travels from the airport every 30 minutes making 8 stops (including the Hilton) and then terminates downtown at Syntagma/Constitution Square. It is air-conditioned and costs approx. 5 Euros. Syntagma Square is a short distance to most hotels but a taxi may be advisable at this point. Plaka hotels are within walking distance from Syntagma if you do not have too much baggage.

Airport to Kalamaki Alimos Marina: Bus number X96, runs every 30 minutes south from the airport to Piraeus along the coast passing by Alimos Kalamaki Marina and costs approx. 5 Euros. Ask the driver for the Edem Taverna stop. You want the west main entrance road where the Shell station and Edem restaurant is located.

Downtown Athens to Kalamaki Athens Marina: Public transport by subway and tramcar from central Athens hotels is easy and convenient. From Syntagma Sqr. (Athens centre) take the Tram Line to Alimos marina (EDEM stop). The metro runs every 30 minutes from 05.30 to 00.20 on a daily basis. The ticket costs 8 Euro per person.

Lavrion Boarding Location

Lavrion is located on the southern part of Athens and has ferries to the Cyclades islands of Kea and Kythnos, and the Eastern-Aegean islands of Lemnos and Agios Efstratios. Lavrion is approximately 1 hour from Athens Eleftherios Venizelos international airport at Spata.

Athens Airport to Lavrion: A taxi will normally take 30 minutes to go from Athens airport to Lavrion. There are taxi queues outside all airport gates. The taxi fare from Athens airport to the port of Lavrion is approximately 50 euros in day time and 70 euros in night time (24:00-05:00). Downtown Athens to Lavrion: Taxis will normally take about 1.15 hours to go from Omonoia/ Syntagma to Lavrion. To get closer to Lavrion by public transport, you can take the tram from Syntagma or Faliro to Voula and then take a taxi. A taxi ride from Voula will take about 30 minutes. The taxi fare from Athens centre to the port of Lavrion is approximately 65 euros in day time and 80 euros in night time (24:00-05:00).

Athens Airport to Lavrion: Suburban (KTEL) buses leave from Athens airport usually every hour and go to Lavrion via Markopoulo, a town in the midway from airport to Lavrion. Passengers go to Markopoulo and from there they take the bus to Lavrion. Buses from Markopoulo to Lavrion are very frequent. The first bus departs from Athens airport to Lavrion at 06:30 am and the last bus at 22:00 pm. Ticket price is approximately 5 euros. Downtown Athens to Lavrion: Suburban (KTEL) buses to Lavrion take about 2 hours to reach their destination. They leave from Pedion Areos, Athens centre. To go to Pedion Areos, take the green metro line to Victoria station and walk up Heiden street. Buses leave every 30-60 min. The first bus from Athens to Lavrion departs at 05:45 am and the last bus departs at 21:30 pm. Ticket price is approximately 5 euros.

Paros Boarding Location

Paroikia marina is approximately 15 km from the airport by taxi. Afros yachting look after all yacht check-ins at the marina. Afros yachting is next to "Marina Café on the first floor, see also the meeting point on the map. If you arrive early at the marina on boarding day, bags can be left with the owner/operator but you will not officially be able to board until 17:00. If you arrive early meet with the base staff then explore the shops and cafes. The main supermarket is located across the road from the marina. You may also have drinks or light lunch atMarina Café.Bags can be left with the base.

By air and ferry

You can fly daily from Athens to Santorini. www.aegeanair.com then take a ferry to Paros.

There are daily boats from Pireaus, Athens. Ferry schedules and tickets to Paros. www.ticketsonline.gr .

Mykonos Boarding Location

The new port is in an area called Tourlos which is about 1.5km from Mykonos town (Chora). The new port is connected by taxi or bus to the main town. The taxi stand in the town is situated on the waterfront on the far right when looking at the sea. The main bus station is near the windmills on the top side of town. If you arrive early at the marina on boarding day, meet with your owner/operator base staff then, shop at the supermarket (small store located across the road from the marina) or alternatively, there is a larger supermarket 5km away form the marina - ask the operator to organise transport for you. Bags can be left with your owner/operator.

There are daily flights out of Athens to Mykonos with www.aegeanair.com . It is a 10 minute taxi ride from the airport to Tourlos port.

There are daily boats from Pireaus, Athens. Ferry schedules and tickets to Mykonos. www.ticketsonline.gr . It is best to book in advance. The ferries typically arrive in Tourlos where the yachts are moored.

Greece is quite simply the perfect sailing destination in Europe. Blessed with a mild southern Mediterranean climate with an extended summer giving a comfortable sailing season of close to eight months, our small country has over 13,000 kilometres of coastline to explore . That impressive number comes from the over 6000 islands and islets scattered like diamonds in the sea, each of them inviting you to swim for hours, socialise while tasting Greece’s well know cuisine and enjoy the beauty of a Greek summer spent next to the waves. Greece is truly a sailor’s paradise .

At Istion Yachting, we have been providing unforgettable sailing holidays in Greece for more than 30 years. From our humble beginnings on the island of Kos in 1992 we now offer charters throughout Greece from our 11 main charter bases. Our experienced skippers and crews, charter base staff, planning departments and every one of the wider Istion team is an expert in their field and is ready to assist you in planning the perfect sailing holiday in Greece . There are so many options, and only so much time. The diversity of the different sailing areas in Greece makes picking just one difficult, which is why so many of our guests come back to sail again and again . There is always another beautiful island to visit and another idyllic beach to swim on!

Peak sailing season is from late June through August with hot weather, warm seas and busy islands. Availability can become limited during this period so booking early is essential.

Late spring from May to June and late summer from September to early October are often considered the best time to sail for experienced sailors and repeat visitors to our country. The weather is great and the islands are more relaxed than the busy summer months.

For those who want to live the real Greek way of life, April and October can be rewarding, with less heat, fewer visitors and enticing low-season offers . A few of the restaurants and shops on some islands may not have opened or may have closed for the season, but in our opinion early and late season sailing in Greece is a magical and unique experience .

The Argo Saronic Gulf is actually two gulfs (the Saronic and Argolic ) that are often referred to together in sailing terms given their close distances to each other. The Saronic Gulf lies in between Athens and the coast of the Argolid Peninsula while the Argolic Gulf is one hop over in between the peninsula and the first large leg of the Eastern Peloponnese , which runs all the way south to Monemvasia.

We often recommend this area to first time sailors for a number of practical reasons. First and foremost, it is the easiest area to reach from Athens , which makes it an ideal spot for those arriving via the Athens International Airport. Within a few hours of touching down you can be swimming and relaxing on board having reached your first destination.

Another advantage is that the area is well protected from the annual Meltemi winds that can blow strongly in July and August and may create challenging conditions for less experienced sailors.

The Argo Saronic Gulf also has plenty of places to visit on either a one or two-week holiday. One-week holidays will usually take in the nearby islands of Aigina and Poros before looping down to the coastal town of Ermioni and the cosmopolitan islands of Spetses and Hydra further south. A visit to Epidavros for a quick trip to its famous ancient theatre is not to be missed for the history buffs.

Two week holidays allow you to explore further east, with the coastal towns of Nafpleio, Leonidio and Kyparissi offering relaxed mooring while cruising the coast of the Eastern Peloponnese.

Ah, the Cyclades. A name steeped in history that brings the classic image of a Greek island to everyone’s mind. While Greece has many island chains and all of them are unique and magical, the Cyclades has become nearly synonymous with the county as a whole for many visitors.

Characterised by their white houses, rugged landscapes and world famous beaches , the Cyclades attract visitors from around the world and are a must see for everyone at some point in their life. For sailors the area offers a huge variety of routes and islands to visit, from the world famous islands Mykonos and Santorini to the popular Paros and Naxos and many, many more in between.

A note about the Meltemi winds that blow from the north in July and August. In the Cyclades these winds can make for challenging conditions and sailing the area during these times is best for experienced sailors. Don’t despair all you beginner sailors! If you want a helping hand our skippers are the best in Greece and will be happy to take care of the sailing and navigation so you can enjoy the islands worry free.

The Cyclades are reached from our main base in Alimos Marina on the western side of Attica giving quick access to the islands of Kea, Kithnos, Serifos, Sifnos and Milos among others.

Our base in Lavrion is perfect for getting a head start to the islands of Andros, Tinos, Mykonos, Paros and Naxos . The Lavrion base is further south and on the east side of Attica, saving a couple of hours of additional sailing time on your way out. As an added bonus, Lavrion is just half an hour from the Athens International Airport so you can be on your way towards your destination just an hour or two after landing.

Located on the western side of Greece the seven main islands of the Ionian Sea have their own unique charm and character . The Ionian Islands are much greener than most islands in Greece, their location and geography bringing more rainfall during the winter months and allowing trees and shrubs to grow and thrive. The combining of colours between the green of the hills , the white of the sands and the blue of the sea are a special treat for visitors to this area.

Istion maintains three bases in the Ionian, on Corfu in the north and in Lefkas (or Lefkada) and nearby Preveza further south.

Itineraries starting from Corfu may include multiple stops along the Corfu coast, visits to the islands of Paxos and Antipaxos and visits to mainland ports including Parga and Syvota .

Trips starting from Lefkas or Preveza may head either north towards Corfu or South towards the islands of Kalamos and Kastos and then on to the mythical island of Ithaca and nearby Kefalonia . Note that our base in Preveza is just 10 minutes from the Aktion Airport where all charter flights to Lefkas arrive. If your flight times are tight, Preveza is a great option .

We recommend downloading our sample sailing itineraries for trips leaving from Corfu and from Lefkas or Preveza . If you need more recommendations for a truly unique voyage through to the Ionian just contact us , we will be happy to help.

The Dodecanese islands in the southeast Aegean are close to our heart. The central island of Kos is where Istion Yachting first started operations in 1992 .

The Dodecanese are known for their wonderful beaches and rich history ranging from the ancient to the medieval to the modern in a delightful kaleidoscope of sights and sounds . The area has relatively mild wind conditions that are perfect for sailing throughout the year and has plenty of sun and warmth during the summer months.

Istion now has two bases in the Dodecanese, our home base on Kos and another on the historic island of Rhodes . From Kos you may head north towards the islands of Kalimos, Leros and Patmos and if time permits all the way to amazing Ithaki and Fourni .

Heading south from Kos will put you on course to visit the islands north of Rhodes including Nisiros, Tilos and Symi . Setting sail from Rhodes itself also reaches these islands or you can choose to head west, exploring the coast of Rhodes and visiting the quaint island of Chalki and the beautiful islands of Karpathos and Kasos .

Charter flights from most European countries fly direct to both Kos and Rhodes making them a great starting point for your next Aegean adventure !

The Sporades are the hidden gem on the Greek sailing map . Nestled off the eastern coast of central Greece the main islands of Skiathos, Skopelos, Alonissos and Skyros are a beautiful combination of green mountains, sandy and pebble beaches and deep blue seas. Nature plays a staring role here, with the National Marine Park at Alonissos being a significant refuge for the Monachus Monachus or Mediterranean seal .

Sailing conditions in the Sporades are relatively mild, although winds can shift between the day and night requiring some care when mooring. Distances between islands are short allowing a lot of fun to be packed into a week long charter .

We have two charter bases servicing the Sporades, a base on the island of Skiathos where most European charter flights arrive and another on the mainland city of Volos . Volos is a convenient starting spot for guests arriving by road with their own vehicle and allows exploring of the lovely coastline of the Pagasetic Gulf and Pelion on your way out to the islands – highly recommended !

Bareboat Charters

Tailored for the seasoned sailor, bareboat charters hand the helm over to you, allowing complete freedom to navigate the Greek seas at your own pace . Your sailing party must have at least one licensed skipper and one experienced crew member at a minimum to be able to rent our yachts as bareboats.

If you have some sailing experience but do not hold a valid license then a bareboat charter is not (yet) for you and your best option is a skippered charter where our friendly captains will give you a helping hand. Sailing Yachts

Sailing yachts are perfect for those who love the classic feeling of sailing. Catamarans are the choice for those who want lots of space and a stable, comfortable trip. With their two-hull design, they don't rock as much as sailing yachts, which is great if you're new to sailing or easily feel seasick. You can also get closer to the beach with a catamaran, as they don't sit very deep in the water. Catamarans offer a smooth and spacious experience, making for a relaxing and comfortable sailing holiday and are a very popular choice for first time sailors in Greece.

For families and larger groups, the bigger cabins and more room to move around on a catamaran make them a good fit for your holiday. The double hull layout means two families can easily sail together while each having their own 'private space' on either side of the main deck. Catamarans also tend to have one washroom per cabin, a feature all parents with teenage kids appreciate.

The comfort and space offered in a catamaran puts them in a higher budget bracket than our monohull sailing yachts. Our smallest catamarans with four cabins and room for up to 10 guests start at roughly 2100 Euros per week in low season. Our top of the line models can range up to 16.000 Euros plus in the middle of the high season.

The For-Profit City That Might Come Crashing Down

Jorge Colindres, a freshly cologned and shaven lawyer, handed me a hard hat to take the elevator to the 14th floor of what is now the tallest building on the Honduran island of Roatán — nearly twice what the local building code allows. When construction is complete, Duna Residences will house 82 units overlooking a jungle of palm trees, the Caribbean Sea and several other new buildings that the Honduran government considers illegal.

If Próspera were a normal town, Colindres would be considered its mayor; his title here is “technical secretary.” As we looked out over a clearing in the trees in February, he pointed to the small office complex where he works collecting taxes and managing public finances for the city’s 2,000 or so physical residents and e-residents, many of whom have paid a fee for the option of living in Próspera or remotely incorporating a business there. Nearby is a manufacturing plant that is slated to build modular houses along the coast designed by Zaha Hadid Architects. About a mile in the other direction are some of the city’s businesses: a Bitcoin cafe and education center, a genetics clinic, a scuba shop. A delivery service for food and medical supplies will deploy its drones from this rooftop.

There’s not much else to see yet. But the Delaware-based company that founded this experimental town in 2017 has raised $120 million in investments — including from venture-capital funds backed by the Silicon Valley billionaires Peter Thiel, Sam Altman and Marc Andreessen — to transform the territory, about twice the size of Monaco, into the most developed start-up city in the world. Built in a semiautonomous jurisdiction known as a ZEDE (a Spanish acronym for Zone for Employment and Economic Development), Próspera is a private, for-profit city, with its own government that courts foreign investors through low taxes and light regulation. Businesses can choose a regulatory framework from a menu of 36 countries or customize their own.

A California company offers a Montessori education for approximately 60 students. Security is provided by a private firm of armed guards. An arbitration center staffed by three retired Arizona judges handles dispute resolution. (In order to enter the jurisdiction, I was told I needed to sign an “agreement of coexistence” binding myself to 4,202 pages of rules, violations of which would be subject to the jurisdictional authority of the arbitration center.)

Próspera has become particularly well known for the zone’s experimental medical facilities, which run clinical trials unburdened by F.D.A. standards. The week of my visit, Patri Friedman, grandson of the economist Milton Friedman and the founder of a start-up-cities fund that invested in Próspera, had a chip with his Tesla key implanted into his hand. On a previous trip he brushed his teeth with genetically modified bacteria purported to prevent cavities. Another time he was injected with a protein booster intended to make him “stronger and faster,” as he put it at a conference in Roatán that weekend.

“I can tell you when Próspera became most real for me,” Friedman told the audience. “When I sat down to fill out my informed-consent forms that said, like, ‘This agreement is adjudicated under the laws of the Próspera ZEDE; any disputes are arbitrated by the Próspera Arbitration Center.’ Like, you are under a different set of laws.”

There are more than 5,400 of these special economic zones in the world, ranging on a spectrum from free ports for duty-free trading all the way to the special administrative region of Hong Kong. About 1,000 zones have cropped up in just the past decade, including dozens of start-up cities — sometimes called charter cities — most of them in developing nations like Zambia and the Philippines. Some have actually grown into major urban centers, like Shenzhen, which went from a fishing village to one of China’s largest cities, with a G.D.P. of $482 billion, after it was designated a special economic zone in 1980.

Each zone offers a degree of escape from government oversight and taxation, a prospect that has excited libertarian and anarcho-capitalist thinkers at least since Ayn Rand imagined a free-market utopia called Galt’s Gulch in “Atlas Shrugged.” Today, escalating clashes between the government and Big Tech — like the S.E.C.’s regulatory war on crypto, or the Federal Aviation Administration’s repeated investigations into SpaceX — have spurred some Silicon Valley entrepreneurs to seek increasingly splintered-off hubs of sovereignty. And with government dysfunction preventing reforms even in wealthy cities like San Francisco, locked in a decades-long affordable-housing crisis, and New York City, which just lost out on as much as $1 billion when Albany scrapped a 17-years-in-the-making congestion pricing plan that would have funded public transit, it’s not hard to see the appeal of starting from scratch.

In promotional materials, Próspera markets itself to “21st-century pioneers” craving not just laissez-faire policies but also “good times and Caribbean vibes.” Direct flights from Miami and Houston can transport these digital nomads to Roatán in less than three hours. Then, from a chaise longue on the beach, they can register a business with the tap of a button. Although only one residential building has been built so far, a forthcoming eco-condo was during my visit courting buyers seeking “more personal freedom” and less “political drama.” Próspera’s original investment plan projected that by 2030 the city would be home to 38,000 residents, and that foreign direct investment in the country would top $500 million by next year.

But plenty of other people find Próspera’s goal — “building the future of human governance: privately run and for-profit” — unsettling. Critics have described it as a neocolonial state within a state, or an example of corporate monarchy, where yacht-owning C.E.O.s exploit land and labor in a poor country. Keller Easterling, the urbanist and architectural theorist, considers Próspera a city in name only, akin to “say, Mattress City.” Really, she says, the zones are low-tax, deregulated marketplaces.

As we peered over the edge of the tower’s rooftop, I considered the story of a subcontractor who was working at the apartment tower at night two months earlier. The power had gone out, and he walked to the edge of the floor to yell down to his crew to turn on a generator, but took a step too far and fell to his death. If companies choose their own regulatory frameworks, as they do in Próspera, who holds them accountable if they endanger or harm one of their employees?

“Próspera ZEDE has its own set of labor systems,” Colindres said when I asked him about it later. He told me the worker’s family was compensated appropriately — receiving at least as much as was required under Honduran law — but he declined to disclose details. If an independent investigation took place, its findings have not been released to the public. After all, the point of a place like Próspera is that there isn’t really a “public” to speak of.

This lack of transparency is one common criticism of Próspera, and today, it’s unclear whether this experiment can continue. In recent years, vehement opposition from the Honduran government and neighboring communities has imperiled Próspera’s future. Now its fate — and that of the private-cities movement writ large — hangs in the balance of a high-stakes case before an international tribunal.

There are about three dozen charter cities currently operating in the world, according to an estimate from the Adrianople Group, an advisory firm that concentrates on special economic zones. Several others are under development, including the East Solano Plan, run by a real estate corporation that has spent the last seven years buying up $900 million of ranch land in the Bay Area to build a privatized alternative to San Francisco; Praxis, a forthcoming “cryptostate” on the Mediterranean; and the Free Republic of Liberland , a three-square-mile stretch of unclaimed floodplain between Serbia and Croatia. Many of the same ideologically aligned names — Balaji Srinivasan, Peter Thiel, Marc Andreessen, Friedman — recur as financial backers; Patrik Schumacher, principal of Zaha Hadid Architects and a critic of public housing, is behind several of their urban (or metaversal) designs.

Srinivasan, the former Coinbase chief technology officer and now an adviser to Pronomos Capital, Friedman’s fund to build start-up cities, argued in his 2022 book “The Network State” that these new business-friendly hubs would soon compete with nation-states and, one day, replace them. “The Network State” was inspired, he said, by the state of Israel. “That country was started by a book,” he tweeted in 2022, referring to Theodor Herzl’s 1896 manifesto, “The Jewish State.” “You can found a tribe,” Srinivasan said on a podcast. “What I’m really calling for is something like tech Zionism — when a community forms online and then gathers in physical space to form a ‘reverse diaspora.’”

The concept might have stayed on the fringes of libertarian and neoreactionary forums had Paul Romer, who would go on to be the chief economist of the World Bank and win the Nobel Prize, not made charter cities the subject of an influential 2009 TED Talk. He projected a photo of students in an African country doing their homework under streetlights, explaining that their government required the electric company to provide power at such low prices that the company decided not to service the homes in their area at all. When the president tried to reform the system, he went on, consumers and business leaders pushed back, and ultimately, nothing changed. Romer argued that charter cities would give developing countries a chance to prosper by ceding uninhabited territory to wealthier nations to develop.

This ruling country would act as a “guarantor” to the host country and write its own laws and regulations, which would attract private companies to invest and build the cities. In turn, jobs, technology and educational opportunities would pour into the host country, which would share in the revenue, too. Locals would stop leaving for richer countries, migrants would come to the zone, a virtuous cycle would take hold and students wouldn’t need to do their homework in the streets. “The city can be built,” Romer said in his talk. “And we can scale this model. We can go do it over and over again.”

Around the same time that Romer was delivering his TED Talk, Honduran soldiers stormed the home of the country’s left-wing president, Manuel Zelaya. They led him outside at gunpoint, still in his pajamas, and put him on a plane to Costa Rica. Zelaya had been planning to hold a public referendum on reforming the Constitution, which his critics saw as an attempt to illegally extend term limits. Shortly after the coup, the military held another election; it put into office the conservative candidate Porfirio Lobo, who lost the previous contest to Zelaya. Several nations, including the United States, questioned the legitimacy of an election staged by leaders of the coup.

President Lobo’s chief of staff, the Harvard-educated lawyer Octavio Sánchez, saw Romer’s TED Talk and thought it was just what Honduras needed to achieve economic prosperity. Sánchez arranged a meeting in Miami among Romer, Lobo and the president of Congress, Juan Orlando Hernández. Lobo told Romer that to do something as significant as he proposed — to create a zone that would replace Honduran laws with those of a wealthier nation — they’d need to amend the Constitution.

Romer visited Tegucigalpa soon after. Honduras, a country where over half the population lived in poverty and 75,000 people left each year for better opportunities in the United States, was an ideal testing ground for his vision. When Romer returned home, he recorded a follow-up TED Talk titled “The World’s First Charter City?”

A tumultuous three years followed: Romer and the oversight board he helped set up were sidelined, and the Honduran Supreme Court initially rejected the constitutional amendment. But Congress, led by Hernández, dismissed the four opposing judges in what some critics called a “technical coup.” (Hernández, who succeeded Lobo as president of Honduras, continued to have a career marred by corruption and was recently sentenced to 45 years in a United States federal prison for drug trafficking.) In 2013, Honduras amended its constitution to allow for the creation of autonomous zones, following China and the United Arab Emirates.

I met Colindres outside his office on a “Wellness Wednesday.” Catering staff had set out fruit and granola bars on the counter of an open-air cafeteria at the city’s headquarters, a small complex of three interconnected buildings on a manicured tropical lawn. A guard in black combat fatigues with a double-barreled rifle paced near a porch swing. Colindres, who is 31, peeled an orange as he began to tell me about his family’s history in Honduras. One of his grandfathers fought in the Honduran armed forces against communism during the Cold War. Later, his uncle, the president of the chamber of commerce, was taken hostage by Communist guerrillas. Colindres’s hero is the family’s capitalist success story: his great-grandfather Constantino Marinakys, who immigrated from Greece after World War I and built a fortune, in part by opening grocery stores during the country’s banana boom in the early 20th century.

In the late 1800s, Honduras owed immense debt to Britain, and began offering land and financial incentives to attract foreign investment. Eventually, U.S. banana companies, like Cuyamel and United Fruit (now Chiquita), built railroads, port infrastructure and other projects in exchange for land. By the beginning of World War I, O. Henry had named the country the original “banana republic.” The six largest banana companies owned more than a million acres of fertile land on Honduras’s northern coast, and in 1911, one orchestrated a coup to install a puppet government.

Where many see a story about exploitation, Colindres describes one of private-sector productivity. As workers migrated to the coasts to work, the plantations grew into small cities with their own housing, schools, hospitals and stores. “Back then there was very poor infrastructure, and so when the banana companies came everything had to be done,” Colindres said. “No roads, no electricity — all of what we consider public infrastructure in Honduras, it was put in by the private sector.”

Colindres’s political views started hardening as a teenager living through the coup of 2009. He went to law school and came to the conclusion that he’d have to leave Honduras for the United States if he wanted to have a fulfilling career. But then came news that the ZEDE constitutional amendment had passed. Honduran law preserved national authority over a few fields, like criminal law, but granted the zones broad freedom to establish their own courts, fiscal policies and labor and environmental protections.

In 2014, as required by the amendment, Juan Orlando Hernández appointed a group to oversee the ZEDEs. Early members included a granddaughter of the final Austrian emperor and a band of Republicans from the U.S. that included the former Reagan speechwriter Mark Klugmann, the anti-tax activist Grover Norquist, the former Reagan aide Faith Whittlesey, the libertarian economist Mark Skousen and Ronald Reagan’s son Michael Reagan. A couple of years later, Honduran lawmakers heard about an Arizona entrepreneur named Erick Brimen who was lobbying Washington to make creative use of the U.S. Constitution’s Compact Clause to pass a bill establishing low-regulation “prosperity zones.” Brimen was having a hard time implementing his vision in the States, so took the Hondurans up on their offer to develop a zone like the one Romer imagined, but run by a private company rather than by another nation.

Brimen, who grew up in a wealthy family in Venezuela until he moved to the United States at 12, met Gabriel Delgado, a Guatemalan entrepreneur who had already identified a couple of plots of land in Roatán as potential sites. In 2017, they decided to work together, with Brimen acting as chief executive and Delgado heading up fund-raising and real estate development. They secured early investments from Friedman’s Pronomos Capital and an unnamed investor “behind” SpaceX. But their success in establishing the first ZEDE, they said, is due in part to keeping their ideological beliefs quiet. “Instead of saying we are trying to create a libertopia,” Brimen told the libertarian magazine Reason in 2021, “we shifted the conversation away from advancing a political ideology toward, yes, liberty, but as a tool to development.” After a brainstorming session, Brimen came up with a name that might accomplish that: Honduras Próspera, Inc.

When Colindres heard the news that the project had broken ground, he reached out to Brimen, who expressed interest in his 2019 paper “Make Honduras Great: Charter Cities as a Development Program.”

“He said, ‘I also want to make Honduras great,’” Colindres recalled. He promised Brimen his support. “Let me bring all my contacts and all my clients and everybody to join,” he told him. “And then that’s what I did.”

Próspera has now incorporated 222 businesses into the ZEDE, including an outsource staffing agency and scores of experimental medical centers. Minicircle, founded by two young biohackers, offers a product that they say might cure Alzheimer’s and suppress all tumors; Symbiont Labs manufactures implants that turn people into “self-sovereign cyborgs”; the Bay Islands Fitness and Transformation Center offers affordable semaglutide injections; and the Global Alliance for Regenerative Medicine provides stem-cell treatments. (A man sitting next to me on my flight from Roatán showed me severe burns on his arms that he’d come to treat at the clinic.) While I was visiting, a “pop-up city” called Vitalia used a dome it had erected on Próspera’s grounds to host events for biotech innovators who want to “make death optional.”

Much of the activity at Próspera takes place not in the area where the Duna tower stands and Colindres works but a 15-minute drive away at Pristine Bay, a green, gated golf community and beach club. Starting in 2021, Próspera began incorporating parts of the resort into the zone. Down by the tennis courts, I saw Vitalia’s white-tented dome, though organizers did not allow me to attend any of its events. Reason wouldn’t grant me access to a conference it was hosting at the hotel either. So I hung out by the pool, and down the street at AmityAge Academy, an old restaurant that a Slovakian math tutor had turned into a Bitcoin education center and cafe.

That’s where I met Zussel Ramos, at the time AmityAge’s 25-year-old lead educator, next to a bookshelf stocked with Ludwig von Mises’s “Bureaucracy,” Ayn Rand’s “Capitalism” and Jordan Peterson’s “12 Rules for Life .” I bought a coffee — the barista let me pay with “fiat” paper money on a one-time basis — and then Ramos took me on a tour. On the walls downstairs hung a Bitcoin mining machine, a portrait of Guy Fawkes astride a bucking green stallion and a map of Roatán with colored squares of paper marking the dozens of businesses that now accept Bitcoin, largely thanks to Ramos’s door-to-door persistence.

Ramos told me she couldn’t wait to move to Próspera — probably to the Duna tower. Then she’d apply for physical residency, giving her the right to vote for ZEDE leadership — one vote for every square meter of land she owned, under the current rules. For now, very few people actually live full time in the ZEDE, which is a checkerboard of territory across both the island and the mainland. It started out with 58 acres in Roatán, but since a ZEDE’s territory doesn’t need to be contiguous, it has added 385 acres in La Ceiba on the mainland, followed by another 239 acres of Roatán’s Port Royal and then 322 acres of Pristine Bay.

Just how much land the Próspera ZEDE plans to absorb is the source of much of the conflict that now vexes the project. Early promotional images sparked outrage for depicting the north coast of the island dotted with skyscrapers, futuristic houses and yacht-filled ports, rather than the wooden shacks and jungle that exist there now. One image that forecast the growth of Próspera from a village to a town to a city made it look as if the project had “started engulfing the areas around it,” says Ricardo González, a legal consultant for Honduras Próspera Inc. “It was taken literally” by the people who lived in those areas, he says, but it shouldn’t have been. “Everything is voluntary, we cannot just pick up your land and say now it’s part of us.”

But it is also true that the ZEDE law allows the Honduran government to compel landowners to sell to a zone, so long as they are paid fair market value for the property. Brimen insists that Próspera would never take advantage of that provision, because it violates the sanctity of private-property rights, and that the company has self-imposed “the highest possible limitations on this in its charter.” Nevertheless, the provision’s existence set in motion a spectacular series of events as Próspera began incorporating land.

The Duna tower stands next to a fork in the road, with one path leading to the Próspera gate, manned by guards carrying guns and contracts, and the other winding down a dirt path to a small fishing village called Crawfish Rock. Roatán, thanks to its thriving tourism industry, generates more money than many parts of Honduras, but Crawfish Rock — home to a Black, English-speaking community (Roatán is a former British colony) — is an exception. Turquoise and peach houses sag and lean on stilts, their roofs patchworks of corrugated-metal scraps.

According to Vanessa Cárdenas, vice president of Crawfish Rock’s patronato , or community board, it was 2019 when the first Próspera representatives came to the community, informing them of plans to develop a nearby resort. “It’s quite normal for us to have this kind of restricted, gated community popping up,” Cárdenas said. The island is full of them. They also wanted to do community development, they told her, and offered small-business loans to Crawfish Rock residents. But then odd things started to happen, Cárdenas said.

Próspera stationed armed guards on the road. Then Brimen tried to form a new patronato that Cárdenas said was stacked with Próspera employees. (A Próspera representative disputed this.) In 2020, Cárdenas received a voice message from someone in the community that said, “This project is not a normal project.” So she and Luisa Connor, the president of the patronato, began to research Próspera. They learned about the ZEDE law and about the involuntary sale of land. “By no means did they explain to us” what a ZEDE was, Connor says. “They came as a normal resort they were going to build next to the community.” (A Próspera representative disputed this, saying the company held multiple town halls describing the project to residents.)

Distrust spread among members of the community, who felt they had been lied to about Próspera’s intentions. In September 2020, Brimen tried to address the conflict by organizing a meeting in Crawfish Rock. Connor wrote a letter asking him to postpone it, because Covid was spreading rapidly on the island and the hospitals there were full. Brimen, who says he was invited by village elders, held the meeting that evening anyway, accompanied by guards. He stood on a second-story porch reading into a microphone the parts of the ZEDE law pertaining to land expropriation. “That’s when all hell broke loose,” Cárdenas said. People rushed up the steps, some shouting that he should leave, others to let him speak; shoves were exchanged, and Brimen’s MacBook tumbled off the railing. He yelled at people to back up and stop violating his right to social distance. Trucks of police officers arrived.

Brimen later said that, before he was interrupted, he was trying to point out the ways the law restricts, rather than promotes, the forced sale of land. But a video of the encounter circulated throughout Honduran media, and the fear of expropriation became a galvanizing message used by anti-ZEDE groups on the mainland and the other Bay Islands. From that point on, the narrative changed from “ZEDEs are bad because they are violating constitutional rights,” González says, to the more forceful “ZEDEs are bad because they’re going to take your land.”

A national protest movement was born, and prominent politicians turned against the project. In 2021, Xiomara Castro, the wife of the ousted President Zelaya, made repealing the ZEDEs a central promise of her election campaign. The zones became associated with the corruption of Juan Orlando Hernández, the president at the time, whom many Hondurans now revile. Castro won with a clear majority. In 2022, Honduras’s Congress unanimously repealed the law and passed a constitutional reform that would abolish the three existing ZEDEs. “Never again will we carry the stereotype of the banana republic,” Castro declared to the U.N. General Assembly a few months later.

There was one problem, however: Congress, mired in competing legislative priorities, failed to ratify the reform. Furthermore, the original ZEDE law guaranteed the companies 50 years of legal stability — no matter what changes were made after a zone was founded. The net result is that Próspera is in a state of legal limbo.

Delgado seemed bewildered by the staunch opposition to Próspera. How had his dream to enrich Central America become a political piñata? “We’re not crooks,” he told me. “We’re just guys trying to get something good done.” He said he was inspired to help found Próspera after reading Machiavelli’s writings on the impossibility of reforming a system from within. “The idea is that if you go to a place where nothing, nobody has a stake, there’s no entrenched interests, you can make really deep reforms that won’t affect any of the players,” he said. Years of dysfunction and corruption would be replaced by radically simple governance. A free market and political stability would attract top innovators and investors from the West while empowering Latin America’s legions of microentrepreneurs — the guys on the side of the road selling oranges or “a chicken leg in a bag,” Delgado said — to grow real businesses.

But in seeking to sidestep politics, Próspera instead ran straight into them. The endemic corruption in Honduras, the sort of thing Próspera was supposed to combat, was also what enabled its creation and has plagued its pursuit of legitimacy. For Hondurans, the prospect of American capitalists promising prosperity may instead resurrect fears of exploitation and dispossession. Despite Próspera’s fantasy of exit, it uses roads, hospitals and ports built by the municipal government, and it shares an economy and ecosystem with its neighbors in Crawfish Rock. The national government that granted its right to exist, meanwhile, may still take it away.

In 2022, the government began stripping Próspera of some of the special privileges it was granted under its predecessors. It halted the company’s tax-exempt customs service, allowing the zone to continue to import goods only if it paid the same duties as the rest of Honduras. Colindres said that the National Banking and Insurance Commission also pressured Honduran banks to shut down accounts of Próspera businesses and bar lenders from financing its projects. Duna Residences, for example, “was going to be financed by one of the biggest banks of Honduras,” Colindres said. But once President Castro came to power, the financing evaporated and the building was delayed. “The third tower would already be under construction if they hadn’t done that.”

At the end of 2022, Honduras Próspera Inc. and its affiliates filed an astronomical $10.775 billion lawsuit against the state in a World Bank tribunal called the International Center for Settlement of Investment Disputes (ICSID). Próspera is thought to have a good chance of prevailing in part, critics say, because the court is biased toward corporations, which can bring suit against nation-states but cannot be sued by them.

A win for Próspera could demonstrate sufficient legal stability to attract investors and set the precedent for new cities around the world. If it loses, start-up city founders will need to look for new legal strategies. Colindres said that his mission now is to try to persuade the government, “whether this government or the next government,” to stop “harassing” the banks and let them finance Próspera projects. That could be the government of Juan Orlando Hernández’s wife, Ana García de Hernández, who would soon announce her candidacy for the 2025 presidential election.

With building delayed, the view from the Duna tower’s rooftop looked like little more than a construction zone — a patch of dirt littered with piles of two-by-fours and wooden pallets. There were as many sheds as finished buildings. Still, some think Próspera may already be too far along to fail: There is simply too much capital already invested, too many commitments made, to have them torn apart in Tegucigalpa. The government is making “emotional arguments more than anything else,” González told me. “If they had the legal right to do what they’re trying to accomplish, they’d have already done it.”
